THREE PERFECT SWISS BLOCKS OF VOLUME

In charge of all operations involving the project as General Contractor, ARTECH has provided excellent management of the works through drafting contractor specifications and managing contracts with contractors in separate lots.

It represented the clients with all the parties involved achieving a perfect professional coordinated dialogue.

MATERIC, MINIMAL, SOLID.

The project is divided into three residential buildings with a monolithic identity which blends effectively into the urban fabric of Via Concordia.

No overhanging balcony or transparencies have been included in the final architectural design so as to respect a definition of the univocal space.

In fact, the apertures have been designed to correspond with the verandas and windows dotted across its façade.

The buildings are three as are their intended usages: the first building (Casa Uno) is allocated to apartments for sale, the second (Casa Due) to renting and the third (Casa 3) houses the Smart Living Lugano residence.

The buildings are composed of six floors above ground and a roof terrace.

Casa Uno houses fifteen apartments, Casa Due sixteen and Casa Tre twenty-four. All three have a communal room and small gym on the ground floor. In addition to this Casa Uno also has an office area. In common, they also have a basement comprising two underground floors containing the car park.

Casa Tre, or Smart Living Lugano is of particular interest. The term “smart living” derives from the particular attention dedicated to the modern design furnishing and to the offer of a wide range of services, some included in the project and others extra: customised for each guest of the building.

PROJECT PECULIARITIES

The buildings belong to different Clients. Casa Uno has been almost totally sold on paper, ARTECH has therefore handled all customisations. Casa Due belongs to three clients who have customised the apartments for their own rental purposes and Casa Tre was designed to conform the proposal to the Smart Living Lugano brand.

Before building, the area was occupied by a car dealership with workshop. The whole site was reclaimed by the Canton Office.

The area under the building was saturated with water due to its location close to the lake. To allow the building to go ahead, in-situ concrete with the white tank system was used for the two underground floors allowing the large-scale excavation and building work to proceed.
