La Tanzina is located in the central area of Lugano, along the lakeside of Riva Caccia between the LAC and Hotel Splendide Royal. The building’s entrance is particularly spectacular and elegant, featuring a double architectural volume separating the entrance from the stairways. A solution usually found in top class, high standing buildings.
La Tanzina is composed of seven floors above ground, with two apartments on each. The ground floor and first floor are dedicated to services and support spaces and the remaining five contain high profile residences. The building has a double access: on the ground floor from the lake and on the first floor at the back, where a small garden with artistic elements has been created and with a vertical green garden which covers the road’s containing wall.
The ground floor contains cellars, a communal laundry and technological plants. The first floor contains a large medical practice, the custodian’s apartment, a communal room (with kitchen and access to the garden), a small gym with an exercise area, relaxation area, sauna and Turkish bath. The upper floors contain large apartments, all with a terrace with lake view and air exchange. The sixth floor contains two attics, with their own super-attic.
The advantage of this building, in addition to the top-class finishes, is above all its realisation process.
From a technological point of view, its new version satisfies all the highest standings in terms of acoustics, thermal insulation and environmental comfort of all the units respecting energy values and dispersions. Respect of the territory and public welfare, which can also cover air quality and the life of the community, has been achieved through efficient and calibrated expedients. Firstly, the whole structure has been installed with air conditioning in all the apartments and commercial areas. However, energy consumption for producing heat and air-conditioning is reduced to the minimum thanks to the use of water from the lake as the buffer tank.
Overlooking the lake, they are closed on the outside by panels of glass which can be folded back easily and quickly and completely open up the balcony of each individual ambient unit. In cold months, the sun strikes the closed windows and heats the air inside the terrace volume, due to a green-house effect, creating a micro-climate and with resulting the dual effect. In this way the heat cushion influences the energy balance of the building and the individual ambient units, heating the volumes in a natural way and reducing the energy input from the central heating system.
PROJECT PECULIARITIES
The project design approach has given preference to a partial demolition with annexed reconstruction, following current building regulations. This has made it possible to preserve the SUL (Gross Usable Surface Area) of the original town planning plan.
For Riva Caccia a functional choice of high energy and sound efficiency materials was made: triple glazing has been used for windows and window frames and doors are in latest generation thermal break aluminium. Sound-absorbing false ceilings have been used in all the communal areas.
Still speaking about energy balance and usable surface area, the terraces overlooking the lake play a fundamental role. Closed externally by glass panels that can be folded back as required, they provide protection during the cold months and a liveable space during the hot ones. In winter the sun heats the closed windows and the air inside the volume creating, due to the green-house effect, a microclimate making the spaces more liveable. In this way, the heat cushion influences the energy balance of the building and individual units, providing a pleasant temperature in a natural way and relieving the work of the central heating plant.
A further advantage during construction consisted in providing air conditioning in all the apartments and commercial areas. With the aim of achieving, as in other situations, efficient energy consumption, the decision was made to use water from the lake as the thermal tank. Without interrupting the traffic along Riva Caccia, work was carried out on the building site to install two pipes under the road and under the lakeside walk, to channel water from the lake and to use it as a heat component during the winter and a cooling component in the summer. This made it possible to considerably lighten the annual work load of the pumps serving the building.
